What is flex space?

Flex space is a small industrial unit that flexes between uses — part warehouse, part shop, part office. BayRow's flex bays are 1,350 SF (with 2,700 SF end caps), each with a roll-up door, glass storefront, and private restroom, inside Summit Commercial Park in Decatur, Alabama — built for contractors, e-commerce, detailers, and makers.

What's actually included in the monthly rent?

Property taxes, building insurance, and common-area maintenance are all in the rent — no year-end reconciliation bill. You pay your own utilities (electric, water, and sewer) and carry insurance on your own contents and liability, like any lease. The rent on the lease is the rent you pay.

Can I really do month-to-month?

Yes. It costs a little more per month — that's the price of flexibility, and for a new business it's usually worth it. Move to a 12-month term whenever you're ready and the rate drops.
